ABOUT THE REALTY ASSOCIATION
The Realty Association is Tennessee's largest single real estate office, providing support services to over 200 highly trained sales people. The company’s goal is to offer the finest resources available to its agents so that they will be able to offer the highest level of professional service to their buyers and sellers.
What Do You Get?
Sellers, you get:
- Market Exposure - Your property will be listed in the Multiple Listing Service. Every real estate agent in Middle Tennessee will be working to find you a buyer.
- No Up-front Costs - The agent takes the financial risk of marketing your property, paying for advertising, listing services, signage, and the staffing costs needed to set up showings and handle the calls. The Realty Association does not charge a Broker Service Fee to its seller clients like other larger firms do. You pay a commission that is split between the listing agent and buyers’ agent only if the agent's efforts are successful.
Buyers you get:
- Representation – Upon the signing of a Buyer’s Representation agreement, your Realtor will be obligated to be your loyal advocate and to promote your best interest above all others in the negotiation and closing of a successful purchase.
- No Cost to you – The Seller usually pays the real estate commission. If the property is listed, the Seller has already committed to the expense. This means that it does not cost the Buyer anything extra to use a real estate agent and the Realty Association does not charge a Broker Service Fee to its buyer clients like other larger firms do. Because a Buyer's Agent is familiar with and can analyze local market conditions, a Buyer can often save money by using an agent in the negotiations and throughout the transaction.
Why Use a Realty Association Agent?
- Independence - The Realty Association does not have ties with particular mortgage lenders or providers of other services. Because your Realty Association agent is not tied to particular providers, he or she is free to help you comparison shop and choose the services that are to your greatest advantage.
- Experience - Buying or selling a home is often one of the biggest transactions a person makes. It is really helpful to have the hands-on guidance of someone who has been down the road before.
- Knowledge - Realty Association agents receive the very best in-house training in the real estate industry. They are familiar with a wide range of resources (such as mortgage brokers, appraisers, title companies, foreclosures, etc.). They know how to locate and guide you through the community and government agencies that are involved in every real-estate transaction. In addition, Realty Association agents are encouraged to seek designations that help them specialize in the niche market they serve.
- Access - As a member company of the Multiple Listing Service, Realty Association agents have access to any property listed in Middle Tennessee. They can search out your property needs, set up the showings, help negotiate a contract, and see you through to a successful closing.
There was a time when selling your home was much easier than it is today. Each year new regulations and requirements increase the difficulty and complexity of the process. A Realty Association agent can guide you through the maze of showings, negotiations, and paperwork requirements, making the transaction both enjoyable and profitable.
